Sunderland star Jack Clarke has been in brilliant form for the Black Cats so far this season.
In 16 appearances in the Championship, he has scored nine goals and got one assist, which has made him the joint second-highest top scorer in the division.
He has already matched his goal tally from the entirety of last season, making the most of being the main man after Manchester United loanee Amad Diallo took all the plaudits last season.
But with good performances comes transfer interest, with Clarke almost certainly going to attract bids in the January transfer window.
Speakman values 22-year-old lower than you would expect

It has already been reported that Brentford are interested in a January move for the 22-year-old, but what was more importantly revealed was the price Sunderland would want.
Sunderland would reportedly be asking for £20 million for Clarke’s services.
However, Leeds United reportedly want £40 million for their 17-year-old starlet Archie Gray, double the money Sunderland want for Clarke.

If Leeds are wanting £40 million for Gray, Sunderland should be asking for more than £20 million for Clarke.
Gray has only come through at Leeds this season being a regular in the midfield for them, and at only 17, he is one of the brightest talents in the country.
You can see why Leeds would want that much as if he is this good at 17, they can only imagine how good he will be in a few years’ time.
However, with Clarke, he is performing very well now. He is arguably Sunderland’s best player, and you could argue losing him in January could disrupt their entire season, with no other main goal threat.
At only 22-year-old, he still has plenty of time to improve, with his value only getting higher and higher.
Based on Leeds’ valuation of Gray, Director of Football Kristjaan Speakman could be making a big mistake valuing Clarke at just £20 million, when he could potentially get more.
